Buyer & Seller Guide: Seller Replacement Property Contingencies

In the past year, I have seen many clients who have the equity value in their current home to make a new purchase but are challenged by the logistics of how and where to go next. These clients would like to make a move but, reasonably, don’t want to put their house on the market until they know where they’re going. Seller Replacement Property Contingencies are a way to help sellers feel comfortable putting their house on the market knowing that they can actively sell their house while they are still looking. It’s a negotiation strategy we can use to solicit and accept offers on your current house while also making sure that you have a new home to move into.

While the process involved can be complicated, it can absolutely be done! I know it can because I have done it successfully. If you know for sure that you need or want to sell your current home, consider this approach. While you might be apprehensive about putting the cart before the horse so to speak, there are safeguards, like this, that are available to you.
